San Juan Modern Residential Window & Door Project

Located in the Urbanización San Francisco residential community of San Juan, Puerto Rico, this project involved the overall optimization of the aluminum window, door, and entrance systems of a modern residence. Expansive glazing, clean aluminum frames, and coordinated façade divisions improve natural daylight, indoor ventilation, weather protection, and architectural appearance.

Acoustic Comfort

Precisely engineered frame connections, glazing, and sealing materials reduce road and neighborhood noise, creating a quieter and more relaxing interior.

Weather Resistance

Weather-resistant aluminum materials withstand heat, humidity, strong ultraviolet exposure, and coastal air while reducing corrosion, fading, and long-term maintenance requirements.

Wind Pressure Resistance

Robust aluminum frames, reliable structural connections, and appropriate hardware improve system stability under windy coastal conditions.

Efficient Daylighting

Expansive glazing and optimized window proportions increase the effective daylight area, allowing more natural light indoors and creating a brighter, more open living environment.

The project is located within a modern residential community in San Juan. The homeowner wanted to improve natural daylight, airflow, and everyday living comfort while preserving the clean architectural appearance of the residence and enhancing the weather resistance of the window and door systems. Based on the existing openings, building proportions, and interior functions, DTP developed a coordinated solution for the façade windows, daylighting openings, and entrance area. Large glazed surfaces reduce visual obstruction, bring more natural light indoors, and create a stronger sense of openness. The frame profiles, glazing divisions, and entrance elements follow a consistent design language, creating visual harmony across the different elevations. Weather-resistant aluminum structures, multiple sealing materials, and optimized drainage paths further improve wind resistance, water tightness, and long-term durability.

Selected Challenges & Solutions

Balancing Natural Daylight and Facade Design

The homeowner wanted more natural daylight and interior openness. However, poorly coordinated glass proportions, window dimensions, or facade divisions could affect the visual consistency of the residence.

Optimized Window Proportions and Glazing Configuration

The window divisions were redesigned according to the opening dimensions and architectural proportions. Larger glass areas and reduced frame obstruction improve daylight, while coordinated profile lines and glazing proportions maintain a clean and modern exterior.

Adapting to a Hot and Humid Tropical Climate

San Juan’s hot and humid climate exposes windows and doors to intense sunlight and moisture. Conventional materials may experience surface deterioration, reduced sealing performance, or hardware corrosion.

Weather-Resistant Aluminum and Reliable Sealing Systems

Weather-resistant aluminum structures, humidity-resistant hardware, and high-performance sealing materials reduce the effects of heat, moisture, and ultraviolet exposure, supporting stable long-term operation and appearance.

Protection Against Coastal Wind and Rain

Coastal areas may experience strong winds and sudden heavy rainfall. Large windows and doors require dependable structural strength, sealing, and drainage to prevent water penetration through frames and connections.

Reinforced Frames with Multiple Sealing and Drainage Details

Robust aluminum frames, reliable connections, multiple sealing materials, and optimized drainage paths improve wind and water resistance while directing rainwater away from the system.Fixed and operable windows were configured according to room functions and operating heights.
